The annual WPAA Food Drive was a huge success. The effort of so many people came with a huge reward when the Salvation Army personnel saw the amount of food we had collected for them and were so grateful and appreciative when we handed them gift cards totaling over $200.

Pittsburgh's Run as a Top Apartment Market Performer Continues

One of the most consistent results seen in the nation's metro-level apartment market rankings over the past few years has been Pittsburgh's position as a top 10 occupancy performer. The 'Burgh is on the list of occupancy leaders again in 2011's 1st quarter. And now there's some solid rent growth occurring, too.
Pittsburgh's apartment occupancy rate registered at 96.2 percent as of March, actually down a bit from the year-end 2010 level but still up 0.6 percentage points on an annual basis. That places the metro in a tie with Oakland for the sixth-tightest occupancy across the country. Occupancy actually is at a stunningly strong rate of more than 97 percent in almost every product niche, but the total is brought down by a moderate block of vacancies in the oldest units built prior to 1970.
While tight occupancy in Pittsburgh isn't exactly late-breaking news, pretty sizable rent growth is. Effective rents for new leases climbed 2.7 percent during 2011's 1st quarter, with the metro ranking among the nation's quarterly rent growth leaders. That big quarterly bump took annual rent growth to 4 percent, above the U.S. norm of 3.3 percent.
Pittsburgh's employment base didn't take too much of a hit during the recession, and now the metro is back in significant expansion mode. About 18,000 jobs were created during the year-ending March, according to preliminary figures from the Bureau of Labor Statistics. Those additions translate to an annual growth pace of 1.6 percent.
Pittsburgh looks positioned for a solid performance moving ahead, as it won't take many jobs to generate demand equal to the tiny volume of new apartments on the way. Thus, occupancy should remain strong. The rent growth outlook also looks favorable, though this is an area where pricing increases can't get way, way aggressive, simply because the local for-sale housing stock is so affordable for much of the populace.

Another Fall Food Drive has Come to a Successful End
The Fall Food Drive was a success thanks to the hard work of Co-Chairs Faith Dickinson and Kelly Whitmer. They were the driving force behind obtaining the volunteers and properties who did all the heavy lifting. With 20 properties collecting non-perishable food items and cash donations, the WPAA was able to provide 100 Turkey Certificates and over 4300 food items to 7 Salvation Army locations.

We kicked off our Food Drive at the WPAA Golf Outing, with the income from The Pennsylvanian's sponsorship, the 50/50 Drawing, the Putting Competition, and the sale of Mulligans we collected $925.00. Along with food donations from our golfer we got a great start, but we did not stop there. During the October Trade Show and Fair Housing seminar anyone who attended and brought a "bag" of food items received an additional ticket for the Grand Prize drawing of an IPad. With and IPad as incentive we filled several boxes with food items.
Numerous residents throughout WPAA properties donated Gift cards and Checks totaling $545.00.
Thanks to the help of our generous WPAA members the food was picked up Thursday, November 18 then sorted and delivered to the 7 Salvation Army locations on Friday, November 19, just in time for Thanksgiving.
